UK Stamp Duty Calculator (SDLT)

Work out Stamp Duty on a home in England or Northern Ireland, including first-time buyer relief.

How Stamp Duty is charged

Stamp Duty Land Tax (SDLT) applies to property purchases in England and Northern Ireland. It is charged in slices: each rate applies only to the part of the price inside that band, not the whole price.

Rates used (from 1 April 2025)

  • Normal rates: 0% up to £125,000; 2% from £125,001 to £250,000; 5% from £250,001 to £925,000; 10% from £925,001 to £1.5 million; 12% above.
  • First-time buyers: 0% up to £300,000 and 5% from £300,001 to £500,000. There is no relief if the price is over £500,000.
  • Additional properties: 5% on top of every band, so 5% of the whole price.
  • Non-UK residents: a further 2% of the whole price.

Example

On a £350,000 home, a mover pays £7,500 (£2,500 on the 2% slice and £5,000 on the 5% slice). A first-time buyer pays £2,500. A buyer of a second home pays £25,000, which is £7,500 plus 5% of £350,000.

Scotland and Wales

Scotland charges Land and Buildings Transaction Tax (LBTT) and Wales charges Land Transaction Tax (LTT), with different bands. This calculator does not cover them. Rules have exceptions, so check gov.uk or ask your solicitor before you buy.

Frequently asked questions

Do both buyers need to be first-time buyers?

Yes. In a joint purchase everyone buying must qualify as a first-time buyer to claim the relief.

Is Stamp Duty charged on the whole price?

No. Each rate applies only to the portion of the price in its band, except the surcharges, which apply to the whole price.
